  • Compulsory Acquisition - Sydney Metro West

    Portfolio of 45 Sydney CBD compensation assessments on behalf of Valuer General NSW undertaken in accordance with the Land Acquisition (Just Terms Compensation) Act 1991 which included both freehold and business/leasehold interests. This engagement related to the Sydney Metro West project and included significant interests with feasibility studies undertaken in excess of $1 billion and compensation assessments in excess of $100 million.

  • Market Valuation - Renewable Energy Option Agreements

    Under instruction from a renewable energy company we provided market valuations of 12 option agreements across VIC & NSW. The options related to both the purchase and leasing of land for renewable energy projects.

  • Financial Reporting - CBD Development Site

    Market valuation of a Melbourne CBD development site within the retail core approved for a >$450 million mixed use hotel & retail project. Both residual land valuation and direct comparison methods undertaken.

    Market valuation of the Batman’s Hill on Collins hotel in Melbourne’s CBD, apportioning market value between various amalgamated sites.

  • Financial Reporting - DFFH

    A mass valuation exercise encompassing a portfolio of close to 6,000 properties, undertaken for Department of Families, Fairness and Housing (DFFH) financial reporting purposes.

    National portfolio of 86 properties valued for Financial Reporting purposes on behalf of a not-for-profit organisation providing disability accommodation.

  • Compulsory Acquisition - Shellharbour Hospital Site

    Compensation assessment on behalf of Valuer General NSW undertaken in accordance with the Land Acquisition (Just Terms Compensation) Act 1991 for the partial acquisition of an infill englobo residential development site in relation to the new Shellharbour Hospital project.

    Compensation assessment undertaken in accordance with the Land Acquisition & Compensation Act 1986 for the the partial acquisition of an industrial development site in Ravenhall in relation to the Level Crossing Removal Project.

    Compensation assessment on behalf of Valuer General NSW in accordance with the Land Acquisition (Just Terms Compensation) Act 1991 for the partial acquisition of the Goulburn Court House.

    Compensation assessment in accordance with the Land Acquisition (Just Terms Compensation) Act 1991 for the acquisition of a high voltage transmission line easement across rural farmland being acquired as part of the HumeLink project.

    Compensation assessments in accordance with the Land Acquisition (Just Terms Compensation) Act 1991. The assessments included whole and partial acquisitions of industrial development sites and included freehold and leasehold interests relating to the Wagga Wagga Special Activation Precinct (SAP).

    Market valuation of a golf course in Melbourne on behalf of a government department for acquisition purposes. The valuation considered various planning implications and potential Windfall Gains Tax issues.

    Market rent assessment of a tertiary education facility within Melbourne’s inner south east undertaken on behalf of a government department. This assessment considered both going concern and direct comparison analysis.

  • Melbourne Market Leasehold Interests

    Market valuations in accordance with the Federal Circuit and Family Court of Australia (Family Law) Rules 2021 of two leasehold interests within the Melbourne Market. We were engaged as a Shadow Expert and assisted legal representatives with the preparation of questions to the Single Expert, which resulted in a reduction of their valuation by greater than 50%.

    Under instructions from Valuer General Victoria we undertook a market valuation and feasibility studies relating to a substantial 55 hectare infill site located within Berwick. The site has a mix of uses including existing education and medical tenancies in addition to proposed medium density mixed use development. Our engagement included feasibility studies, considering a multi-staged development.
