Childcare valuations that consider both the property and the operation.
Independent advice for investors, operators, lenders and advisers. We value freehold investments, freehold going concerns and leasehold going concerns with attention to the centre’s property, licence, income and operating performance.
First establish exactly what is being valued.
A passive investment is different from an operating childcare business. Lease terms, fit out ownership, licences, occupancy and sustainable earnings can change the value of each interest. We define the asset and assumptions so the report addresses the right question.
Childcare work we undertake
Freehold investments
Centres leased to operators, assessed through lease security, market rent and investment evidence.
Freehold going concerns
Property and operating business considered together, with their contributions identified where required.
Leasehold businesses
Operating interests assessed through maintainable earnings, lease terms and transferability.
The property and trading record both matter.
We test the drivers that a buyer, lender or auditor would examine.
- Approved places, licence conditions and physical configuration
- Occupancy trends, fees, revenue and enrolment mix
- Staffing, operating expenses and maintainable earnings
- Lease, rent reviews, options and responsibility for fit out
- Local catchment, competition and market demand
- Comparable transactions, yields and earnings multiples

Questions we’re asked.
Speak with a valuer if your matter needs a more specific answer.
Can you value the property and childcare business?
Yes. We can scope a freehold investment, freehold going concern or leasehold business, and explain which assets the conclusion includes.
Is a day-one centre valued like an established centre?
No. A new centre’s occupancy and earnings are not established. The analysis must reflect lease-up, operating costs, timing and risk.
Do you value centres for lenders?
Yes, subject to the lender’s instructions and any panel requirements.
What records are useful?
Plans, licence details, lease, occupancy history, fee schedule, financial statements and budgets help define and support the analysis.
