DESKTOP PROPERTY VALUATIONS

A property assessment, without the site visit.

When you need an indicative value quickly and a physical inspection isn't practical or necessary, a desktop assessment is a fast, cost-effective option — prepared by Certified Practising Valuers using comprehensive market data.

WHAT IT IS

A considered opinion of value, prepared remotely.

A desktop property valuation — sometimes called a desktop assessment — is an opinion of value prepared without a physical inspection of the property. Instead of visiting the site, our valuers draw on the considerable property data now available.

That includes street-level and aerial imagery, online floorplans and walkthroughs, council records, recent comparable sales and, where appropriate, property information supplied by the instructing party. The result is a practical, evidence-based assessment delivered without the time and cost of an on-site inspection.

It's the right tool in plenty of situations — and we'll always tell you honestly when it is, and when a formal valuation is the better path.

THE ADVANTAGES

Speed and convenience, without compromising on rigour.

Turned around quickly

With no inspection to coordinate, work begins the moment we're instructed — so you have a figure to act on promptly.

No site access needed

Ideal for tenanted properties, interstate or regional assets, or any situation where arranging a physical inspection is difficult.

A lighter cost

A more economical option than a formal valuation — well suited to internal decisions and preliminary assessments.

Built on real data

Comparable sales, council records, imagery and mapping — the same market evidence that underpins all our work.

Prepared by CPVs

Your assessment is prepared by the same Certified Practising Valuers who deliver our formal reports across Australia.

Honest guidance first

Not sure which you need? We'll review your situation and recommend the right approach — desktop or formal — before you commit.

WHEN IT’S THE RIGHT FIT

Common situations where a desktop assessment makes sense.

Preliminary decision-making

Testing the numbers before committing to a sale, purchase or restructure.

Internal & financial reporting

An indicative figure for budgeting, accounts or internal review purposes.

Tenanted or hard-to-access property

Where arranging a physical inspection isn't practical or timely.

Interstate & regional assets

Remote properties where a site visit would add significant time and cost.

Portfolio & multiple holdings

An efficient way to assess several properties without inspecting each one.

Early-stage planning

A starting point that can be followed by a formal valuation if your matter requires one.

CHOOSING THE RIGHT TOOL

Desktop assessment, or formal valuation?

They serve different purposes. We'd rather you have the right one than the expensive one — so here's the honest difference.

Desktop Assessment
Fast & indicative
  • Prepared remotely — no site visit
  • Quicker turnaround, lower cost
  • Ideal for internal & preliminary use
  • Based on available data, not inspection
Formal Valuation
Inspected & standards-compliant
  • Includes a physical inspection
  • Meets API / RICS professional standards
  • Suited to court, ATO & lender use
  • Fully defensible under scrutiny

HOW IT WORKS

From enquiry to assessment.

STEP ONE

Tell us the property

Share the address, purpose and any information you hold. We'll confirm a desktop assessment suits your needs, with a fixed fee and timeframe.

STEP TWO

We assess the evidence

A Certified Practising Valuer analyses comparable sales, imagery, mapping and council data to form a considered opinion of value.

STEP THREE

You receive your assessment

A clear, written desktop assessment you can use to make your decision — with formal valuation available should you need to take the matter further.
