Elizabeth Drive Upgrade 

The NSW Government is upgrading Elizabeth Drive between The Northern Road Luddenham and the M7 at Cecil Hills. More than 100 properties are subject to full or partial compulsory acquisition as a result. If you are affected by this upgrade, you may be entitled to compensation. 

Compensation payable. 

The Land Acquisition (Just Terms Compensation) Act NSW allows for impacted parties to be compensated. Sovereign Valuations has represented many interested parties in compulsory acquisition matters. Our fees are recoverable from the acquiring authority on top of the market value of the land acquired and other heads of compensation.   

Depending on your circumstances, you may be entitled to market value of the land lost, and any decrease in the value of the rest of your land. If you have a confirmed interest in the land, you are also entitled to reimbursement of costs to engage a lawyer and may be entitled to recovery of other professional fees.   

You may also be entitled to other compensation depending on the circumstances including but not limited to financial and non-financial costs due to relocation, business disruption, special value. 

Sovereign Valuations has already advised clients in relation to the Elizabeth Drive Upgrade project and a range of other compulsory acquisition projects where clients have been affected by roadway upgrades, new rail or metro lines, new hospitals, transmission lines, affordable housing and water management works.  

Summary of the project 

Works are to be split into east and west sections, with early construction works on the western section advised to commence in mid-2026.  

The upgrade is planned to: 

  • Widen the existing carriageway and expand to two lanes in each direction with a central median strip. 

  • Install traffic lights at multiple intersections. 

  • Provide additional motorway access ramps. 

  • Integrate with Western Sydney Airport and provide for traffic overflow.
